Phone bookings (Voice)
A phone assistant that takes bookings by call and sends a real emergency straight to a person — switched on per property. Prepaid, pay-as-you-go: you top up a small wallet for call minutes (auto-refill, never a surprise bill), so you only pay for the calls it takes. Priced separately, not part of a plan.
Staymulate vs a management company.
A management company takes 20–35% of your revenue — every month, on every booking. Staymulate is a monthly fee that doesn’t grow with what you earn — it’s set by your room count, and each extra room costs less.
| Management company | Staymulate | |
|---|---|---|
| What you pay | 20–35% of every booking | A monthly fee by room count, not a cut of bookings |
| Who controls pricing | Them | You |
| Who keeps the margin | They take a cut of each stay | You keep it |
| Who talks to guests | Their staff | Your assistant, on your rules — or you |
| If you disagree | Renegotiate the contract | Change a setting |
The gap depends on your revenue — the more you earn, the more it moves in your favour. See your own number, not ours: open the ROI calculator → · how this is worked out →
Pricing questions.
Is there really no commission?
Correct — a flat monthly fee by room count, whatever your occupancy. We never take a cut of a booking.
Is there a setup fee?
No — setting up is free and self-serve, guided by the assistant; most owners are done in an afternoon. Prefer a hand? Optional hands-on setup with us is a one-time fee — non-refundable, as it pays for the setup time before you start paying monthly.
What optional hands-on setup covers
- A short interview so your assistant learns how your property runs
- Your playbook — how things are done, staff details, emergency contacts
- Bringing your booking sites into one calendar
- Connecting your own payments and messaging; the rest runs on our accounts, set up for you
- Support in your first week, when the first real bookings come in
- A walk-through of the staff and privacy settings your area needs (not legal advice)
Do you replace my staff?
No — Staymulate does the daily software work (booking-site sync, guest replies and room pricing inside your limits, compliance help, marketing and reviews). You keep the people side — hiring, vendor calls, real emergencies — usually a few hours a week.
Is a basic booking tool cheaper?
If all you want is a simple way to take bookings, yes — and we’ll tell you so. Staymulate earns its fee by taking the daily work off your plate. See the run-it-yourself guide →
